Special Servicing

Although Canadian commercial mortgage loans currently enjoy one of the lowest default/delinquency rates in the world, sometimes things don’t go as expected. When loan issues arise, IMS works proactively to produce the best possible results.

Working closely with its clients and investors, IMS assesses the specific issue or concern, the borrower and the related mortgagee, and provides a recommended course of action. Sometimes these result in special monitoring or, if a default has occurred, a workout or forbearance period to permit the related borrower to either repay the loan or to take the steps required to put it back into good standing. In more serious defaults, IMS may recommend actively pursuing enforcement action in order to maximize loan recoveries and minimize any losses. In each case, our clients rely on IMS extensive loan default and experience in coming to the right solution to each loan issue.
