As of June 30, 2014, IMC manages 7 investment funds with assets under management totaling nearly $500 million. The IMC-managed funds are focused on Canadian commercial real estate debt, with risk profile and investment strategies based on specific asset categories, including commercial mortgage loans, mezzanine financing, and CMBS.
In addition, IMC has also managed 2 other investment funds, both of which have matured and have had capital fully returned to investors. REDF IV—a medium term fund invested in a portfolio of seasoned mortgage loans on self-storage properties—generated a final audited IRR for its investors of 22.8%. REDF V—a short term (1.4 year) fund invested in conventional first mortgage loans—generated a final audited IRR for its investors of 8.6%. In each case, the final risk adjusted yield for these funds was exceptional, having regard to their asset class and fund duration*.
IMC funds do not invest in construction debt, new residential condominiums, or land assemblies, all of which generally involve a much greater risk profile. Fund investment terms range from one year to as long as nine years in length, depending on the fund assets.
